Proposed Aqualife and Leisurelife Cafe Leases

Consultation has concluded

The Town proposes to grant two leases to Onca Enterprises Pty Ltd. The leases are:

  • The café area at Aqualife, Somerset Street, East Victoria Park. The café area at Aqualife is comprised of a 60m² floor area together with café equipment fixtures.
  • The café area and commercial kitchen at Leisurelife, Kent Street, East Victoria Park. The café area at Leisurelife is comprised of a 24m² floor area together with café equipment fixtures, and the commercial kitchen area at Leisurelife is comprised of a 33m² floor area together with commercial equipment fixtures.

The market valuation undertaken by a licensed valuer assessed the Aqualife café rental value as being $12,500 per annum exclusive of GST, and the Leisurelife café and commercial kitchen rental value as being $17,500 per annum exclusive of GST.

The proposed rent for the Aqualife café is $12,500 per annum exclusive of GST, and the proposed rent for the Leisurelife café and commercial kitchen is $17,500 per annum exclusive of GST. There will an initial rent free period of six (6) months for both leases.

Both leases are for a term of 12 months with an option of two further terms of 12 months each.
