The Town has received a development application for a Grouped Dwelling.

In accordance with Local Planning Policy – Community Consultation on Planning Proposals, you are invited to comment on the following matters:

      • Primary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum street setback of 3.0 metres from Hubert Street with an average setback of not less than 6.0 metres. The application proposes a setback to Hubert Street of 4.97 metres minimum and 5.2 metres average.
      • Boundary Setbacks– The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
        • Ground Floor wall to Living Room 1.5 metres required; 1.2 metres proposed to north eastern boundary
        • Upper Floor wall to Bedroom 2.13 metres required; 1.5 metres proposed to south eastern boundary.
      • Maximum Height of Boundary Wall – A boundary wall to the north western boundary with a maximum height of 3.7 metres above natural ground level in lieu of a maximum height of 3.5 metres as permitted under Council’s Local Planning Policy – Boundary Walls.
      • Average Height of Boundary Wall – A boundary wall to the north western boundary with an average height of 3.2 metres above natural ground level in lieu of an average height of 3 metres as permitted under Council’s Local Planning Policy – Boundary Walls.
      • Building Height – The Residential Design Codes permit the proposed dwelling to have a maximum wall height of 6.0 metres and maximum ridge height of 9.0 metres. The dwelling is proposed to have a 5.9 metre wall height and 9.2 metre ridge height.
