The Town has received a development application for a Single House.

In accordance with Local Planning Policy – Community Consultation on Planning Proposals, you are invited to comment on the following matters:

    • Boundary Wall Street Setback – Council’s Local Planning Policy – Boundary Walls requires boundary walls to achieve a minimum street setback of 6.0 metres from Howick Street. The application proposes a setback to Howick Street of 5.6 metres.
    • Primary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum garage street setback of 3.0 metres from Howick Street with an average setback of not less than 6.0 metres. The application proposes a setback to Howick Street of 5.68 metres minimum and 5.68 metres average.
    • Average Height of Boundary Wall – A boundary wall to the southeast boundary with an average height of 3.154 metres above natural ground level in lieu of an average height of 3 metres as permitted under Council’s Local Planning Policy – Boundary Walls.
    • Boundary Setbacks– The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
        • Ground Floor wall to kitchen – 1.5 metres required; 1.1 metres proposed to southeast boundary.
