The Town has received a development application for Demolition and Construction of a Single Dwelling.

In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:

  • Fill and Retaining behind Street Setback Line - A retaining wall and associated fill is proposed to be constructed along the south western common boundary with 26A Streatley Road. The retaining wall is proposed to have a varying height with a maximum height of approximately 940mm above natural ground level. The Residential Design Codes permit filling and associated retaining walls behind the street setback line and within 1.0 metre of a common boundary up to a maximum height of 500mm above natural ground level.
  • Fill/Excavation within Street Setback Area – The application proposes fill and associated retaining walls between 3 metres of the street alignment and the proposed dwelling with a varying height at a maximum of approximately 694mm above the natural ground level of the sloping site. The Residential Design Codes permit filling or excavation within 3 metres of the street alignment or between the street and the building (whichever is the lesser) where it does not exceed 500mm from the natural ground level.
  • Building Height – The Residential Design Codes permit the proposed dwelling to have a maximum wall height of 6.0 metres and maximum ridge height of 9.0 metres. The dwelling is proposed to have an approximate 6.9 metre wall height and 9.4 metre ridge height on the sloping site.
