The Town has received a development application for Patio Addition and Raised Decking at the above mentioned property.

In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:

  • Secondary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum secondary street setback of 3.0 metres from Berwick Street. The application proposes a reduced Patio setback of a minimum 1.67 metres to Berwick Street.
  • Visual Privacy– The Residential Design Codes prescribes minimum setback distances for unscreened major openings from boundaries in order to achieve a reasonable level of privacy. The application proposes a variation as follows:
    • Raised rear Decking of approximately 550mm maximum height from natural ground level, approximately 6.9 metres setback proposed to the south eastern boundary in common with 47 Langler Street, in lieu of 7.5 metres setback required.
