Consultation has concluded
The Town has received a development application for Grouped Dwelling(s) or Single House. The application proposes the demolition of the existing house and replacement with a two storey dwelling.
In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:
- Primary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum street setback of 3.0 metres from Riverview Road with an average setback of not less than 6.0 metres. The application proposes a setback to Riverview Road of 3.4 metres minimum and 5.45 metres average.
- Boundary Setbacks– The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
- Ground Floor verandah to south-west side boundary (affecting 27 Riverview Road) - 1.5 metres required; 1 metre proposed.
- Upper Floor wall to south-west side boundary (affecting 27 Riverview Road) from front balcony to rear balcony – 2.3 metres required; 1.7 metres proposed.
- Visual Privacy– The Residential Design Codes prescribes minimum setback distances for unscreened major openings from boundaries in order to achieve a reasonable level of privacy. The application proposes variations as follows:
- Upper floor rear balcony to south-west side boundary (affecting 27 Riverview Road) – 7.5 metres required; 2.2 metres proposed.
- Upper floor front balcony to north-east side boundary (affecting 23 Riverview Road) – 7.5 metres required; 3.7 metres proposed.
- Upper floor rear balcony to north-east side boundary (affecting 23 Riverview Road) – 7.5 metres required; 3.7 metres proposed.
- Building Height – The Residential Design Codes permit the proposed dwelling to have a maximum wall height of 6.0 metres and maximum ridge height of 9.0 metres. The dwelling is proposed to have a 6.089 metre wall height and 9.189 metre ridge height.
