The Town has received a development application for a new Single House. The application proposes the construction of a two storey dwelling with a flat roof garage.

In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:

  • Boundary Setbacks– The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
    • Upper Floor wall to Study – 4 metres required; 2.3 metres proposed to north- eastern boundary (32 Berwick).
    • Upper Floor wall to Bedroom 2 – 3.3 metres required; 1.5 metres proposed to north- eastern boundary (32 Berwick).
  • Visual Privacy– The Residential Design Codes prescribes minimum setback distances for unscreened major openings from boundaries in order to achieve a reasonable level of privacy. The application proposes variations as follows:
    • Study window to north- eastern boundary – 6 metres required; 4.5 metres proposed (affecting 32 Berwick).
    • Bedroom 2 window to north- eastern boundary – 4.5 metres required; 1.7 metres proposed (affecting 32 Berwick).
    • Bedroom 3 window 1 to northern boundary – 4.5 metres required; 3.5 metres proposed (affecting 4/93 Cargill).
    • Bedroom 3 window 2 to northern boundary – 4.5 metres required; 1.4 metres proposed (affecting 4 and 3/93 Cargill).
