  • Primary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum street setback of 3.0 metres from Carnarvon Street with an average setback of not less than 6.0 metres. The application proposes a setback to Carnarvon Street of 2.2 metres minimum and 4.43 metres average.
  • Secondary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum secondary street setback of 3.0 metres from Dane Street. The application proposes a reduced setback of 1.5 metres to 4.7 metres to Dane Street.
