Consultation has concluded
The Town has received a development application for Grouped Dwellings. The application proposes the construction of 3 new grouped dwellings, two at the rea facing the ROW with the existing house to be retained.
In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:
- ROW Setback – Council’s Local Planning Policy – Streetscape requires a minimum setback of 7 metres from the centreline of the right-of-way for upper floor portions of development. The application proposes a 6 and 6.7 metre minimum setback for units 3 and 4 respectively from the centreline of the right-of-way.
- Visual Privacy – The Residential Design Codes prescribes minimum setback distances for unscreened major openings from boundaries in order to achieve a reasonable level of privacy. The application proposes variations as follows:
- Master Bedroom of unit 2 to south-eastern boundary (adjacent to 83 Carnarvon Street) – 4.5 metres required; 3.5 metres proposed.
- Master Bedroom of unit 3 to south-eastern boundary (adjacent to 83 Carnarvon Street) – 4.5 metres required; 3.4 metres proposed.
- Master Bedroom of unit 4 to north western boundary (adjacent to 79 Carnarvon Street) – 4.5 metres required; 2.6 metres proposed.
