BURSWOOD - Lot 9000 Bow River Crescent - Proposed 31 Storey Residential Apartment Tower

Consultation has concluded

The Town has received a development application for a 31 storey residential apartment tower containing 197 apartments at the above-mentioned property. The value of the development is estimated to be $90 million.

In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:

  • Proposed Use – The development proposes two (2) townhouse style apartments for a ‘Home Occupation’ use which consists of a working space on the ground floor facing Bow River Crescent and a one (1) bedroom apartment above. A ‘Home Occupation’ use is classified as an “AA” (discretionary use) at the subject site.
  • Plot Ratio - The proposed development has a plot ratio of 6.55 with a plot ratio floor area of 25,741m2. The maximum plot ratio permitted under Town Planning Scheme No. 1 is 5.34 with a floor area of 20,986m2.
  • Dwelling Density - The development proposes a total of 197 dwellings in lieu of a maximum of 106 dwellings.
  • Building Height - The proposed building has a maximum building height of 31 storeys / 101 metres above natural ground level in lieu of a maximum building height of 21 storeys / 66 metres above natural ground level.
  • Resident Car Parking - The Precinct Plan P2 – Burswood Precinct requires a minimum of 286 car parking bays to be provided for residents. The application proposes a total of 267 bays for residents, equating to a shortfall of 19 bays.
  • Visitor Car Parking - The Precinct Plan P2 – Burswood Precinct requires that visitor parking bays are provided at a rate of 10% of required bays for residents (i.e. 29 visitor bays), that may include on-street parking. The application proposes a total of 27 visitor parking bays to be provided on-street, equating to a shortfall of 2 visitor parking bays.
  • Setback Between Buildings – The proposed building podium at Levels 5 & 6 are setback 10.3m from Tower 4 (Aurora) in lieu of a minimum setback of 20m from Tower 4 (Aurora). Note: The remaining building levels are compliant with the minimum setback requirements between the proposed tower (Tower 6) and Aurora (Tower 4).

The above-mentioned matters are proposed variations to the Town of Victoria Park, Town Planning Scheme No.1, Precinct Plan P2 - Burswood Precinct and/or the Burswood Lakes Structure Plan.
