The Town has received a development application for Single House.
In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:
- Primary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum street setback of 3.0 metres from Basinghall Street, a minimum setback of 6.0 metres to any lot boundary wall and an average setback of not less than 6.0 metres. The application proposes a setback to Basinghall Street of 4.6 metres minimum, 5.4 metres to the garage lot boundary wall and 5.45 metres average.
The following variations are specifically listed for the owners/occupants of No.76 Basinghall Street to provide comment on:
- Length of Boundary Wall – Boundary walls to the North Eastern boundary are proposed to have a cumulative length of 16.8 metres. The Residential Design Codes permits boundary wall(s) of a maximum length of 16.6 metres.
- Visual Privacy – The Residential Design Codes prescribes minimum setback distances for unscreened elevated living areas from boundaries in order to achieve a reasonable level of privacy. The application proposes variations as follows:
- Outdoor living area (+0.5m above natural ground level) to common boundary with No.76 Basinghall Street – 7.5 metres (or screening) required; Approximated 2 metres proposed.
