The Town has received a development application for Retrospective Rear Patio/Raised Decking Addition to Existing Dwelling.
In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:
- Visual Privacy – The Residential Design Codes prescribes minimum setback distances for unscreened major openings from boundaries in order to achieve a reasonable level of privacy. The application proposes variations as follows:
o Patio/raised decking to south western side boundary in common with 19 Baillie Avenue, 7.5 metre cone of vision setback required; 6.4 metres cone of vision setback proposed.
o Patio/raised decking to north eastern side boundary in common with 18-20 Patricia Street, 7.5 metre cone of vision setback required; 3.2 metres cone of vision setback proposed.
