  • Proposed Use - A ‘Consulting Room’ is classified as an “AA” (discretionary use) within the ‘Residential’ zone under Town Planning Scheme No. 1.
  • Street Setback - Town Planning Scheme No. 1 requires a minimum street setback of 3 metres from Roberts Road. The application proposes a minimum setback to Roberts Road of 1.5 metres.
  • Building Height - The proposed building has a maximum building height of 7.5 metres, which exceeds the maximum wall height of 7 metres.
  • Car Parking - The proposed ‘Consulting Rooms’ proposes a shortfall in on-site car parking of 1 bay. While 12 bays are required to be provided to comply, 11 bays have been proposed.
