The Town has received a development application for an outbuilding at the above-mentioned property.
In accordance with Local Planning Policy – Community Consultation on Planning Proposals, you are invited to comment on the following matters:
- Boundary Setbacks – The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
- Wall of Outbuilding – 1.5 metres required; 1 metre proposed to south-western boundary.
- Building Height – The Residential Design Codes permit the proposed outbuilding to have a maximum ridge height of 4.2 metres. The outbuilding is proposed to have a 4.3 metre ridge height.
- Wall Height – The Residential Design Codes permit the proposed outbuilding to have a maximum wall height of 2.4 metres. The outbuilding is proposed to have a 3.6 metre wall height to the north-western and south-eastern elevations and a 3.1 metre wall height to the south-western elevation.
- Maximum Area of Outbuilding – The Residential Design Codes permit an outbuilding to have a maximum collective area of 60m2 or 10 per cent in aggregate of the site area, whichever is the lesser. The proposed outbuilding has a floor area of 103.2m2.
