  • Secondary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum secondary street setback of 3.0 metres from Kent Street. The application proposes a reduced setback of 1.8 metres to Kent Street due to the road widening.
  • Street Surveillance –The Residential Design Codes require at least one major opening from a habitable room of the dwelling faces the street and the pedestrian or vehicular approach to the dwelling. Unit 1 proposes minor openings to both the laundry and bathroom adjacent to the pedestrian and vehicle entrance.
