The Town has received a development application for a Single Storey House.

In accordance with Local Planning Policy – Community Consultation on Planning Proposals, you are invited to comment on the following matters:

  • Primary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum street setback of 3.0 metres from Planet Street with an average setback of not less than 6.0 metres. The application proposes a setback to Planet Street of 4.1 metres minimum and 5.1 metres average.
  • Boundary Setbacks – The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
    • Ground Floor wall to the living room - 1.5 metres required; 1 metre proposed to north western boundary.
    • Ground Floor wall to the kitchen - 1.5 metres required; 1 metre proposed to south eastern boundary.
  • Boundary Wall – Council’s Local Planning Policy – Streetscape requires a minimum boundary wall setback from Planet Street of 6 metres. The development proposes a 5.1 metre and a 5.5 metre setback to the street.
