EAST VICTORIA PARK - No.54 (Lot 420) Willis Street - Additions to Single House
Consultation has concluded
The Town has received a development application for Additions to Single House. The application proposes additions to the front and rear of the existing weatherboard home.
In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:
- Primary Street Setback for Carports – Council’s Local Planning Policy – Streetscape requires a minimum street setback of 1.5 metres from Willis Street with an average setback of not less than 6.0 metres. The application proposes a nil setback to Willis Street and a 5.5 metre average.
- Secondary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum secondary street setback of 3.0 metres from Berwick Street. The application proposes a reduced setback of 1.13 metres to Berwick Street for the Addition. The Outbuilding (bathhouse) is also required to be set back 3.0 metres. However, the proposed outbuilding demonstrates a secondary street setback of 1.5 metres in lieu of 3.0 metres.
- Visual Privacy – The Residential Design Codes prescribes minimum setback distances for raised outdoor active habitable spaces from boundaries in order to achieve a reasonable level of privacy. The application proposes variations as follows:
- Raised verandah attached to Outbuilding (bathhouse) to south eastern boundary – 7.5 metres required; 0.85 metres proposed.
