VICTORIA PARK – No.467-493 (LOTS 1-4) Albany Highway – Proposed Three(3) Storey Mixed Use Development

The Town has received a development application for a Three (3) Storey Mixed Use Development. The Three (3) Storey Building proposed consists of a consisting of 14 Multiple Dwellings (ie residential apartments), an Office and a Shop.

In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:

  • Proposed Use - A shop is classified as an “AA” (discretionary use) within the Commercial zone under Town Planning Scheme No. 1.
  • Plot Ratio - The proposed development has a plot ratio of 1.109 with a plot ratio floor area of 1436.4m2. The maximum plot ratio permitted under Town Planning Scheme No. 1 is 1.0 with a plot ratio floor area of 1295m2.
  • Building Height - The maximum permitted building height under Town Planning Scheme No. 1 is 2 storeys/7.5 metres where directly abutting the Albany Highway and Temple Street frontages and a maximum building height of 3 storeys/11.5 metres where such portions of building are set back 4m or more from the respective frontages. The proposed development has a maximum height of 3 storeys (up to 11.5 metres) directly abutting the Albany Highway and Temple Street frontages.
  • Commercial Car Parking - The proposed development proposes a shortfall in on-site commercial car parking of five (5) bays. While 15 Commercial bays are required to be provided to comply, 10 Commercial bays are proposed*.

Note: While 11 commercial bays are depicted on the plans submitted, the universal access bay doesn’t comply with current standards. Amending this to comply may result in only 10 commercial bays being provided.

  • Height of Boundary Wall – Under Council’s Local Planning Policy – Boundary Walls, a boundary wall may be of equal or lesser height than an existing abutting wall. The proposed boundary wall is of greater height that the existing boundary wall abutting the subject site at 495 Albany Highway.
