Consultation has concluded

The Town has received a development application for Single House.

In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:

  • Boundary Setbacks – The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
    • Ground Floor Alfresco to Laundry length of wall - 1.5 metres setback required to the south eastern boundary in common with 50 Marchamley Street, 1.07 metres setback proposed.
    • Upper Floor south eastern side Elevation(Pier to Bedroom 4 Wall) – 1.8 metres setback to the south eastern boundary in common with 50 Marchamley Street required, 1.372 metres to 1.572 metres setback proposed.
  • Visual Privacy – The Residential Design Codes prescribes minimum setback distances for unscreened major openings from boundaries in order to achieve a reasonable level of privacy. The application proposes variations as follows:
    • Balcony – 7.5 metres cone of vision setback required to the south eastern boundary in common with 50 Marchamley Street, approximately 4.4 metres setback proposed.
  • Overshadowing – the proposed development will cast a shadow on the Outdoor Living Area of the adjoining property at No. 50A Marchamley Street, resulting in the area of approximately 22m2 being overshadowed, measured at midday, 21 June, in lieu of a maximum of 12m2 being free from cast overshadowing.
