The Town has received a development application for Single House. The application proposes a single house to be built on the current vacant lot.
In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:
Primary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum street setback of 3.0 metres from Planet Street with an average setback of not less than 6.0 metres. The application proposes a setback to Planet Street of 5 metres minimum and 5.59 metres average.
Secondary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum secondary street setback of 3.0 metres from Oats Street. The application proposes a reduced setback of 2.5 metres to Oats Street.
Boundary Setbacks – The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
Ground Floor wall to Kitchen - 1.5metres required; 1.1 metres proposed to north-western (side) boundary.
