Consultation has concluded
The Town has received a development application for Additions (Residential). The application proposes the addition of a second storey bedroom along with ground floor decking to the rear of the dwelling.
In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:
- Visual Privacy – The Residential Design Codes prescribes minimum setback distances for raised (>500mm) active outdoor habitable spaces from boundaries in order to achieve a reasonable level of privacy. The application proposes variations as follows:
- 600mm Raised rear active outdoor habitable space (decking) to north-eastern boundary – 7.5 metres required; 1.3 metres proposed.
- Building Height – The Residential Design Codes permit the proposed dwelling to have a maximum wall height of 6.0 metres and maximum ridge height of 9.0 metres. The dwelling is proposed to have a 6.8 metre wall height and 8.2 metre ridge height.
