VICTORIA PARK - No.593-595 (Lot 171) Albany Highway – Four Storey Mixed-Use Development
Consultation has concluded
The Town has received a development application for Four Storey Mixed-Use Development. The application proposes a mixed-use development consisting of commercial tenancies on the ground floor with three stories of residential dwellings above.
In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:
- Plot Ratio - The proposed development has a plot ratio of 1.61 with a plot ratio floor area of approximately 1,675m2. The maximum plot ratio permitted under Town Planning Scheme No.1 is 1.0 with a floor area of 1,037m2.
- Building Height - The proposed building has a maximum building height of 4 storeys or 14.1 metres, which exceeds the maximum wall height of 3 storeys or 11.5 metres. The proposed building also does not provide for a 45o recession plane to the street frontages above two storeys in height.
- Visitor Car Parking - The proposed development proposes a shortfall in on-site visitor car parking of five bays. While five visitor bays are required to be provided to comply, no visitor bays have been proposed.
- Boundary Setbacks – Clause 6.1.4 of the Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
- The apartments facing the north-west boundary are setback 5.5 metres from the common lot boundary in lieu of the minimum prescribed setback of 9.5 metres.
- Visual Privacy – Clause 6.4.1 of the Residential Design Codes prescribes minimum setback distances for unscreened major openings from boundaries in order to achieve a reasonable level of privacy. The application proposes the follow variation:
- The balconies of the apartments facing the north-west boundary are setback 5.5 metres from the common lot boundary in lieu of the minimum prescribed setback of 7.5 metres.
