Consultation has concluded
The Town has received a development application for Grouped Dwelling. The application proposes the construction of a new dwelling at the rear of the lot. Due to site levels retaining walls are required to ensure the site is stable. The proposal shows a cut into the natural ground level with a finished floor level under the current natural ground level.
In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:
Boundary Setbacks – The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
Ground Floor wall to maser suite’s ensuite – 1.5 metres required; 1.3 metres proposed to south-western boundary.
Ground Floor wall of master suite and living room – 1.5 metres required; 1.24 metres proposed to north-western boundary.
Retaining Wall Height Along Boundary - A retaining wall is proposed to be constructed along the North-eastern and eastern common boundary with 80C Mars Street, 77a Star Street and 75C Star Street. The retaining wall is proposed to have a maximum wall height of 840mm located along, or in close proximity to, the boundary. The Residential Design Codes permits retaining walls behind the street setback line and within 1.0 metre of a common boundary up to a maximum height of 500mm.
