Boundary Setbacks – The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:

  • Ground Floor wall to the Bathroom and Study – 1.1 metres required; 0.8 metres proposed to south-western boundary.
  • Ground Floor wall to the Living and Pantry – 1.7 metres required; 0.814 metres proposed to south-western boundary.
  • Ground Floor wall to Rear Deck – 1.8 metres required; 0.964 metres proposed to south-western boundary.

Visual Privacy – The Residential Design Codes prescribes minimum setback distances for unscreened major openings from boundaries in order to achieve a reasonable level of privacy. The application proposes variations as follows:

  • Rear Deck to south-western boundary – 7.5 metres required; 0.814 metres proposed.
  • Front Deck to south-western boundary – 7.5 metres required; 2 metres proposed.
