Consultation has concluded
The Town has received a development application for five (5) Grouped Dwelling.
In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:
- Primary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum street setback of 3.0 metres from Beatty Avenue with an average setback of not less than 6.0 metres. The application proposes a setback to Beatty Avenue of 2.1 metres minimum and 5.77 metres average.
- Boundary Setbacks – The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
- Upper Floor wall to Bedroom 3 of Unit 5 – 2.0 metres required; 1.2 metres proposed to south western boundary.
- Visual Privacy – The Residential Design Codes prescribes minimum setback distances for unscreened major openings from boundaries in order to achieve a reasonable level of privacy. The application proposes variations as follows:
- Bedroom 3 window of Units 2, 3 and 4 to north western boundary – 4.5 metres required; 3.4 metres proposed.
