The Town has received a development application for Proposed Nursing Home.

In accordance with Local Planning Policy – Community Consultation on Planning Proposals, you are invited to comment on the following matters:

  • Proposed Use - A Nursing Home is classified as an “AA” (discretionary use) within the Residential zone under Town Planning Scheme No. 1.
  • Street Setback - Town Planning Scheme No. 1 requires a minimum street setback of 4 metres from Duncan Street and 1 metre from Shepperton Road. The application proposes a minimum setback to 2.1 metres on the ground floor and 0.9 metres on the upper floors to Duncan Street and 2.1 metres on the ground floor, 1 metre on the first floor and 0.9 metres on the floors above to Shepperton Road.
  • Boundary Setbacks– The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
    • Third Floor wall (rooms 114/115 and 116) – 4 metres required; 3 metres proposed to north-eastern boundary.
  • Building Height - The proposed building has a maximum building height of 4 storeys plus a roof terrace/ 17.5 metres, which exceeds the maximum wall height of 2 storeys/ 9 metres.
  • Plot Ratio - The proposed development has a plot ratio of 1.82 with a plot ratio floor area of 3091.15m2. The maximum plot ratio permitted under Town Planning Scheme No. 1 is 0.6 with a floor area of 1699.8m2.
  • Landscaping - The application proposes 35% or 62.6m2 landscaping of the front setback area. Town Planning Scheme No. 1 requires a minimum of 50% or 88.3m2 of the front setback area to be landscaped.
