VICTORIA PARK - No.55 (Lot 6) Colombo Street – Residential Additions
Consultation has concluded
The Town has received a development application for Additions (Residential). The application proposes a single storey extension to the rear of the existing house and a freestanding garage structure taking access from the Right-of-way.
In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:
- Boundary Setbacks– The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
- Ground Floor wall to common boundary with No 57 Colombo Street - 1.5 metres required; 1 metres proposed to southwestern boundary.
- Outbuilding Height – The Residential Design Codes permit the proposed outbuilding (garage) to have a maximum wall height of 2.4 metres and maximum ridge height of 4.2 metres. The outbuilding is proposed to have a wall height that matches the abutting lot-boundary wall (approx. 5.5m-5.8m) and a ridge height of approximately 5.2m.
