The Town has received a development application for Grouped Dwelling(s) or Single House- Residential.

In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:

  • ROW Setback – Council’s Local Planning Policy – Streetscape requires a minimum setback of 7m metres from any upper floor of a two storey development to the centreline of the right-of-way. The application proposes a 6.5 metre minimum setback from the upper floor to the centreline of the right-of-way.
  • Maximum Height of Boundary Wall – A boundary wall to the common boundary with 44A Mint Street with a maximum height of 3.7 metres above natural ground level in lieu of a maximum height of 3.5 metres as permitted under Council’s Local Planning Policy – Boundary Walls.
  • Visual Privacy– The Residential Design Codes prescribes minimum setback distances for unscreened major openings from boundaries in order to achieve a reasonable level of privacy. The application proposes variations as follows:
      • Bedroom 3 window to south western boundary – 4.5 metres required; 3.1 metres proposed.
