  • Primary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum street setback of 3.0 metres from Harvey Street with an average setback of not less than 6.0 metres. The application proposes a setback to Harvey Street of 2.86 metres minimum and 6.35 metres average.
  • Visual Privacy– The Residential Design Codes prescribes minimum setback distances for unscreened major openings from boundaries in order to achieve a reasonable level of privacy. The application proposes variations as follows:
    • The balcony to north east boundary – 7.5 metres required; 2.7 metres proposed.
