The Town has received a development application for a new rear Grouped Dwelling at the above address. The application proposes the construction of a new two storey dwelling on the currently vacant rear strata lot.

In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:

  • Boundary Setbacks– The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
    • Ground Floor wall to Kitchen – 1.5 metres required; 1.0 metres proposed to south- western side boundary (29 Basinghall).
    • Upper Floor wall to Bedroom 2 - 1.2metres required; 1.0 metres proposed to south-western side boundary (29 Basinghall).
  • Average Height of Boundary Wall – A boundary wall to the front boundary, abutting the rear boundary of 27 Basinghall Street, with an average height of 3.2 metres above natural ground level in lieu of an average height of 3 metres as permitted under Council’s Local Planning Policy – Boundary Walls.
  • Visual Privacy – The Residential Design Codes prescribes minimum setback distances for unscreened major openings from boundaries in order to achieve a reasonable level of privacy. The application proposes variations as follows:
    • Rear Balcony to north-eastern side boundary (25 Basinghall) – 7.5 metres required; 5.4 metres proposed.
    • Bedroom 2 to south-western side boundary (29 Basinghall) – 4.5 required; 3.0 metres proposed.
    • Study to southern front boundary (27 Basinghall) – 4.5m proposed; 3.0 metres required.
    • Front Balcony to southern front boundary (27 Basinghall) – 3.1m proposed; 7.7 metres required.
