EAST VICTORIA PARK – No.18 (Lot 279) Hampshire Street - Additions to Single House

Consultation has concluded

The Town has received a development application for Additions to Single House.

In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:

  • Boundary Setbacks– The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
    • Ground Floor wall of proposed living, meals and patio additions - 1.5 metres required; 0.9 metres proposed to north eastern boundary.
  • Visual Privacy– The Residential Design Codes prescribes minimum setback distances for unscreened major openings from boundaries in order to achieve a reasonable level of privacy. The application proposes variations as follows:
    • Bedroom 3 window of the dwelling to northern eastern boundary – 4.5 metres required; 1.9 metres proposed (See related note below)

Notes regarding visual privacy variation:

-There is in existing unscreened major opening in the same location in the dwelling wall. The proposal reconfigures the internal room layout such that the window is associated with a bedroom rather than a dining room. The ‘Deemed-to-comply’ privacy setback for a dining room window (with such an elevated floor) is 6m. The proposal could therefore be seen as reducing the extent of an existing variation; however

-The new window appears to be larger than the previous window, increasing the window width from 1.1m (current) to 1.7m (proposed). This could therefore be seen as increasing the extent of an existing variation
