Consultation has concluded

The Town has received a development application for Construction of a Single House.

In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:

  • Boundary Setbacks– The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
    • Upper Floor length of wall - 2.1 metres setback required; 1.8 metres setback proposed to the north eastern boundary in common with 41A Devenish Street, 43 Devenish Street and 45 Devenish Street.
    • Ground Floor Scullery to Kitchen wall, raised more than 500mm from natural ground level with major openings (windows), 1.5 metres setback required; 1.0 metres setback proposed to the south western boundary in common with 110 and 110B Basinghall Street.
  • Overshadowing – the proposed development will cast a shadow on the adjoining property at No. 110 Basinghall Street resulting in approximately 25.6% (90m2) of the property being overshadowed in lieu of a maximum 25% (87.75m2 as permitted under the Residential Design Codes.
