The Town has received a development application for Additions to existing Single House.

In accordance with Local Planning Policy – Community Consultation on Planning Proposals, you are invited to comment on the following matters:

  • Communal Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum communal street setback of 1.5 metres to 2 metres from an internal access driveway. The application proposes a nil setback to the internal driveway.
  • Boundary Setbacks – The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
    • Ground Floor wall to Store/WIR/Master Bedroom -1.8 metres required; 1.5 metres proposed to northern boundary.
    • Ground Floor wall to Living/Kitchen/Ensuite/Master Bedroom – 3 metres required; 1.55 metres proposed to eastern boundary.
  • Visual Privacy – The Residential Design Codes prescribes minimum setback distances for unscreened major openings from boundaries in order to achieve a reasonable level of privacy. The application proposes variations as follows:
    • Master Bedroom to northern and eastern boundary – 4.5 metres required; 1.5 metres proposed.
