Belmont Park Racecourse Precinct B Local Development Plan (LDP)
The Town of Victoria Park has received an application for a Local Development Plan (LDP) for Precinct B of the Belmont Park Racecourse Redevelopment Structure Plan area.
Background
The Belmont Park Racecourse Redevelopment Structure Plan details the vision and objectives for the ultimate redevelopment of the racecourse and surrounding land across four precincts. Precinct B covers an area of approximately 10.7 hectares located in the south-western part of the site and envisages development for high density residential of approximately 2300 dwellings , 70,000m2 of commercial, office, leisure facilities and retail, as well as public open spaces and local streets.
Purpose of the proposed Local Development Plan
The purpose of the proposed LDP is to guide and coordinate the design of development and subdivision within Precinct B, expanding on the planning framework established within the Structure Plan and supplementing development standards in the Town’s Local Planning Scheme No.2 and State Planning Policy 7.3 - Residential Design Codes (R-Codes).

What happens next?
Following closure of the consultation period, all submissions received will be considered by the Town’s Urban Planning unit before a report is presented to a Council for determination. Everyone who provides feedback will receive notice inviting them to attend the meeting. The LDP will become operational if approved by the Town and thereafter be given due regard by decision makers in determining future development and subdivision applications in the area.
