The Town has received a development application for Two Storey Single House. The application proposes to construct a new two storey dwelling following demolition of the existing single storey dwelling at 34A Rathay Street. Vehicle access would utilise the existing crossover currently servicing 34A Rathay Street.

In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:

  • Visual Privacy - The Residential Design Codes prescribes minimum setback distances for unscreened major openings from boundaries in order to achieve a reasonable level of privacy. The application proposes variations as follows. The application proposes a variation to the setback of the 4.5m ‘cone of vision’ for the major openings at the first floor.
  • A 1.0m portion of the 4.5m ‘cone of vision’ would extend beyond the shared side boundary to 2/36 Rathay Street, and a 0.5m portion of the 4.5m ‘cone of vision’ would extend beyond the shared boundary to 32 Rathay Street.
