The Town has received a development application for a single house.
In accordance with Local Planning Policy – Community Consultation on Planning Proposals, you are invited to comment on the following matters:
- Primary street setback – Council’s Local Planning Policy – Streetscape requires a minimum street setback of 3.0 metres from Sussex Street with an average setback of not less than 6.0 metres. The application proposes a setback to Sussex Street of 3.747 metres minimum and 5.43 metres average.
- Average height of boundary wall – A boundary wall to the south east boundary with an average height of 3.06 metres above natural ground level in lieu of an average height of 3 metres as permitted under Council’s Local Planning Policy – Boundary Walls.
- Length of boundary wall – A boundary wall to the south east boundary is proposed to have a length of 11.6 metres. The Residential Design Codes permits a boundary wall of a maximum length of 10.19 metres as permitted under Council’s Local Planning Policy – Boundary Walls.
- Visual privacy – The Residential Design Codes prescribes minimum setback distances for unscreened major openings from boundaries in order to achieve a reasonable level of privacy. The application proposes variations as follows:
- Bed 3 to the southwestern boundary – 4.5 metres required; 3.16 metres proposed.
