Consultation has concluded

The Town has received a development application for a Single House.

In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:

  • Boundary Setbacks – The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
    • Upper Floor building wall projection for window screening – maximum height approximately 4.4m from natural ground level (NGL), length approximately 13.3m, 1.5m boundary setback required to the north western side boundary in common with 45 Devenish Street; approximately 0.9m setback proposed;
    • Upper Floor Study to Activity Room – maximum wall height approximately 8.5m from NGL, length approximately 10.36m, 1.7m boundary setback required to the north western side boundary in common with 45 Devenish Street, 1.5m setback proposed;
  • Fill and Retaining behind Street Setback Line - A retaining wall and associated fill is proposed to be constructed along the south western and north western boundaries in common with 45 Devenish Street, 110A Basinghall Street and 5 Nottingham Street, East Victoria Park. The retaining wall and fill is proposed to have a varying height with a maximum height of approximately 723mm above natural ground level (NGL) of the sloping site. The Residential Design Codes permit filling and associated retaining walls behind the street setback line and within 1.0 metre of a common boundary up to a maximum height of 500mm above natural ground level.
  • Building Height – The Residential Design Codes permit the proposed dwelling to have a maximum wall height of 7.0m with a concealed/flat roof, measured from natural ground level (NGL). An 8.5m maximum building height measured from NGL on the sloping site of the subject site is proposed.
