The Town has received a development application for Single House as mentioned above

In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:

  • Boundary Setbacks – The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
    • Upper Floor wall of Master Suite to Bedroom 4 – 2.1 metres boundary setback required to the western boundary in common with 2 Teague Street; 1.6 metres to 2.3 metres setback proposed.
    • Upper Floor wall of Study to Balcony – 1.6 metres boundary setback required to the boundary in common with 4 Teague Street; 1.5 metres setback proposed.
  • Average Height of Boundary Wall – A garage boundary wall to the western boundary in common with 2 Teague Street with an average height of 3.2 metres above natural ground level is proposed, in lieu of an average height of 3.0 metres as permitted under Council’s Local Planning Policy – Boundary Walls. Please note that the maximum 3.3 metres height of the proposed garage boundary wall is compliant with the policy requirements.
  • Fill and Retaining within the Street Setback Area and behind Street Setback Line - A retaining wall and associated fill is proposed to be constructed along the western boundary in common boundary with 2 Teague Street at a maximum 600mm above the natural ground level. The Residential Design Codes permit filling and associated retaining walls within the street setback area and behind the street setback line, within 1.0 metre of a common boundary up to a maximum height of 500mm above natural ground level.
