The Town has received a development application for additions to the existing dwelling at the above-mentioned property

In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters.

  • Boundary setbacks – The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes a variation to the setback of the following wall:
    • The length of wall from the proposed additions to ensuite of the existing dwelling requires 4.0m boundary setback distance to the south-western boundary in common with 96 Canterbury Terrace, in lieu of 1.56m setback proposed on the sloping site.
  • Visual privacy – The Residential Design Codes prescribes minimum setback distances for unscreened major openings from boundaries in order to achieve a reasonable level of privacy. The application proposes variations as follows:
    • Living room addition raised more than 500mm from the natural ground level with a major opening (windows) - 6m cone of vision setback distance required to the south-western boundary in common with 96 Canterbury Terrace, in lieu of 1.56m minimum cone of vision setback proposed on the sloping site.
    • Alfresco addition raised more than 500mm from the natural ground level - 7.5m cone of vision setback distance required to the north eastern boundary in common with 92 Canterbury Terrace, in lieu of 1.5m minimum cone of vision setback proposed on the sloping site.
