The Town has received a development application for Additions to Single House and Outbuilding (Shed).

In accordance with Local Planning Policy – Community Consultation on Planning Proposals, you are invited to comment on the following matters:

  • Carport Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum street setback of 1.5 metres for the columns and 1.0 metres for the eaves from Hampshire Street with an average setback of not less than 6.0 metres. The application proposes a setback of 1.0 metres to the columns and 0.6 metres for the eaves from Hampshire Street. The external width of the carport should not exceed 5 metres wide for lots with a frontage greater than 12 metres but not more than 14.5 metres. The external width of the carport is proposed to be 5.4 metres wide.
  • Boundary Setbacks – The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
    • Ground Floor wall to Bedroom4/Living Room - 1.5 metres required; 1.455 metres proposed to north-eastern boundary.
    • Ground Floor wall to Patio - 1.5 metres required; 1.045 metres proposed to south-eastern boundary.
