Consultation has concluded
The Town has received a development application for Additions to Single House. The application proposes a carport with visually permeable roller door, porch and patio.
In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:
- Primary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum street setback of 3.0 metres from with an average setback of not less than 6.0 metres. The application proposes a setback to Nottingham Street of 3.4 metres minimum and 5.7 metres average.
- Lot Boundary Wall – Council’s Local Planning Policy – Lot Boundary Walls requires that no Lot Boundary wall be located within the street setback area (ie, a minimum setback of 6.0 metres. The application proposes a setback from the lot boundary wall to Nottingham Street of 4.6 metres.
- Boundary Setbacks – The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
- Patio ‘wall’ (posts) – 1.5 metres required; 1.2 metres proposed to north eastern boundary.
