In accordance with Local Planning Policy – Community Consultation on Planning Proposals, you are invited to comment on the following matters:

  • Secondary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum secondary street setback of 3.0 metres from Milford Street. The application proposes a reduced setback of 2.4 metres to the truncated boundary at the corner of Milford Street and Swansea Street East.
  • Overshadowing – Council’s Local Planning Policy 36 – Climate Control (Energy Efficiency) requires that new development should not deny solar access to neighbours primary Outdoor Living Area. The proposed development will cast a shadow on the adjoining property at No. 8 Milford Street resulting in more than 50% of the property’s Outdoor Living Area being overshadowed.
