The Town has received a development application for Single Storey Grouped Dwelling. The application proposes a new dwelling to be constructed at the rear of the subject lot
In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:
- ROW Setback – Council’s Local Planning Policy – Streetscape requires a minimum setback of 6.0 metres for buildings other than garages from the centreline of the right-of-way. The application proposes a 5.0 metre minimum setback to ‘Bedroom 3’ from the centreline of the right-of-way.
- Boundary Setbacks – The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
- Ground Floor wall to Bedroom 3 to Master Suite – 1.5 metres required; 1.0 metre proposed to north-western boundary.
- Ground Floor wall to Kitchen to Bedroom 2 – 1.5 metres required; 1.0 metre proposed to south-eastern.
- Fill and Retaining behind Street Setback Line (SE Boundary) - A retaining wall is proposed to be constructed along the south-eastern common boundary with 79A Swansea Street. The retaining wall is proposed to have a varying height of between 225mm and 785mm above natural ground level. The Residential Design Codes permit filling and associated retaining walls behind the street setback line and within 1.0 metre of a common boundary up to a maximum height of 500mm above natural ground level.
- Fill and Retaining behind Street Setback Line (NE Boundary) - A retaining wall is proposed to be constructed along the north-eastern common boundary with 79 Swansea Street. The retaining wall is proposed to have a varying height of between 235mm and 785mm above natural ground level. The Residential Design Codes permit filling and associated retaining walls behind the street setback line and within 1.0 metre of a common boundary up to a maximum height of 500mm above natural ground level.
- Fill and Retaining behind Street Setback Line (NW Boundary) - A retaining wall is proposed to be constructed along the north western common boundary with 77A Swansea Street. The retaining wall is proposed to have a varying height of between 320mm and 700mm above natural ground level. The Residential Design Codes permit filling and associated retaining walls behind the street setback line and within 1.0 metre of a common boundary up to a maximum height of 500mm above natural ground level.
- Visual Privacy – The Residential Design Codes prescribes minimum setback distances for unscreened major openings from boundaries in order to achieve a reasonable level of privacy. The application proposes variations as follows:
- Kitchen Door to south-eastern boundary (raised above 500mm due to retaining wall and associated fill) – 6.0 metres required; 1.0 metres proposed.
