BENTLEY - No.3-5 (Lot 101) Allen Court – Alterations and additions to existing nursing home (commercial kitchen and ancillary areas)

Consultation has concluded

The Town has received a development application for Alterations and additions to existing nursing home (commercial kitchen and ancillary areas). The proposed development is summarised as follows:

  • A building/extension being located between the existing ‘Kingia’ and ‘Tandara’ buildings on site;
  • Approximately 650m2 of new space for a commercial kitchen (and loading dock) on the ground floor;
  • Approximately 184m2 of new space for nursing home accommodation on the upper floor; and
  • Alterations to the internal private road, additional on-site parking bays and alterations to the Jarrah Road crossover.

In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:

  • Boundary Setbacks – Clause 6.1.4 of the Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
    • Upper Floor wall to accommodation and staffrooms etc - 8.2 metre setback required; 7.75 metres proposed to common boundary with No. 71 Jarrah Road.
  • Maximum Height of Boundary Wall – A boundary wall to the common boundary with No. 71 Jarrah Road with a maximum height of 3.98 metres above natural ground level in lieu of a maximum height of 3.5 metres as permitted under Council’s Local Planning Policy – Boundary Walls.
  • Average Height of Boundary Wall – A boundary wall to the common boundary with No. 71 Jarrah Road with an average height of 3.98 metres above natural ground level in lieu of an average height of 3 metres as permitted under Council’s Local Planning Policy – Boundary Walls.
