Consultation has concluded

The Town has received a development application for a Single House.

In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:

  • Primary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum street setback of 3.0 metres from Hordern Street with an average setback of not less than 6.0 metres. The application proposes a setback to Hordern Street of 2.01 metres minimum and a 3.98 metre average.
  • Primary Street Setback (Boundary Wall) – Council’s Local Planning Policy – Streetscape requires a minimum street setback of 6.0 metres from Hordern Street for any boundary wall. The application proposes a boundary wall setback to Hordern Street 3.845 metres in lieu of 6.0 metres.
  • Boundary Setbacks – The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
    • Ground Floor wall to Kitchen - 1.5 metres required; 1.2 metres proposed to north- western boundary.
  • Length of Boundary Wall – A boundary wall to the north-western boundary is proposed to have an aggregate length of 10.38 metres. Under Council’s Local Planning Policy – Boundary Walls, a boundary wall may be constructed with an aggregate length of 9.42 metres.
