The Town has received a development application for Two (2) Grouped Dwellings at No. 57 (Lot 1) McMillan Street, Victoria Park.

In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:

  • Primary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum street setback of 3.0 metres from McMillan Street with an average setback of not less than 6.0 metres. The application proposes a setback to McMillan Street of 2.0m to the porch and 3.06 metres minimum and 5.38 metres average to the building.
  • Boundary Setbacks – The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
    • Ground Floor Unit B Elevation -1.5 metres setback required; 1.205 metres setback proposed to the north/western boundary in common with 57A McMillan Street.
    • Upper Floor wall Unit B Elevation – 1.8 metres required; 1.205 metres setback proposed to the north/western boundary in common with 57A McMillan Street.
  • Fill/Excavation within Street Setback Area – The application proposes fill and associated retaining wall between the street alignment and the dwelling with a varying height of between 700mm to 1.19 metres from the natural ground level of the street frontage. The Residential Design Codes permit filling or excavation within 3 metres of the street alignment or between the street and the building (whichever is the lesser) where it does not exceed 500mm from the natural ground level.
