Consultation has concluded
The Town has received a development application for demolition and construction of a single house and outbuilding.
In accordance with Local Planning Policy – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:
- Fill within Street Setback Area – The application proposes approximately 600mm of fill and associated retaining wall(s) above the natural ground level ‘between the street alignment and the dwelling’ on the sloping. The Residential Design Codes permit filling or excavation within 3 metres of the street alignment or between the street and the building (whichever is the lesser) where it does not exceed 500mm from the natural ground level.
- Building Height – The Residential Design Codes permit the proposed dwelling to have a maximum wall height of 7.0 metres to a concealed/flat roof. The dwelling is proposed to have a maximum 7.26 metre wall height to a portion of the proposed concealed/flat roof dwelling on the sloping site.
- Outbuilding – The Residential Design Codes permit Outbuildings to have a maximum wall height of 2.4 metres and maximum ridge height of 4.2 metres. The Outbuilding (Hobby Room) is proposed with a concealed/flat roof with 3.2 metres maximum height from natural ground level.
