The Town has received a development application for three (3) grouped dwellings (one existing).

In accordance with Local Planning Policy – Community Consultation on Planning Proposals, you are invited to comment on the following matters:

Unit 1

  • Primary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum street setback of 6.0 metres from Rathay Street for garages that are built to the boundary. The application proposes a setback to Washington Street of 5 metres minimum.
  • Boundary Setbacks – The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
    • Upper Floor wall to Bedroom 1 of Unit 1 – 1.5 metres required; 1.2 metres proposed to north eastern boundary.
    • Upper Floor wall to Bedroom 1 - 3 of Unit 1 – 2.2 metres required; 1.5 metres proposed to north eastern boundary.
  • Average Height of Boundary Wall – A boundary wall to the north eastern boundary with an average height of 3.35 metres above natural ground level in lieu of an average height of 3 metres as permitted under Council’s Local Planning Policy – Boundary Walls.
