The Town has received a development application for Additions (Residential). The application proposes a flat roof patio in the front setback area in addition to another flat roof patio to the rear of the unit.

In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:

  • Boundary Wall Primary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum street setback of 6.0 metres from Leonard Street for boundary walls. The application proposes a boundary wall with a setback to Leonard Street of 3 metres.
  • Length of Boundary Wall – A boundary wall to the north eastern (side) boundary is proposed to have a length of 9.6 metres inclusive of the existing dwellings wall. The Residential Design Codes permits a boundary wall of a maximum length of 9.3 metres as permitted under Council’s Local Planning Policy – Boundary Walls.
  • Length of Boundary Wall – A boundary wall to the south western (side) boundary is proposed to have a length of 12.8 metres inclusive of the existing dwellings wall. The Residential Design Codes permits a boundary wall of a maximum length of 9.3 metres as permitted under Council’s Local Planning Policy – Boundary Walls.
