Consultation has concluded
The Town has received a development application for the construction of a Single House.
In accordance with Local Planning Policy – Community Consultation on Planning Proposals, you are invited to comment on the following matters:
- Primary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum street setback of 3.0 metres from Gerard Street with an average setback of not less than 6.0 metres. The application proposes a setback to Gerard Street of 2.586 metres minimum and 4.626 metres average.
- Secondary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum secondary street setback of 3.0 metres from Blair Athol Street. The application proposes a reduced setback of 2.031 metres to Blair Athol Street.
- Average Height of Boundary Wall – A boundary wall to the north west boundary with an average height of 3.23 metres above natural ground level in lieu of an average height of 3 metres as permitted under Council’s Local Planning Policy – Boundary Walls.
- Building Height – The Residential Design Codes permit the proposed dwelling to have a maximum wall height of 6.0 metres and maximum ridge height of 9.0 metres. The dwelling is proposed to have a 6.2 metre wall height and 9 metre ridge height.
